For me, anything more than 50% in expenses is too high; i.e., if one side of your duplex goes vacant you have to shovel money into the furnace to keep your property.

HOA common areas were bought in expensive neighborhood. 

We have found that the risk is low because most things in mobile homes are fairly inexpensive to repair.

It wroks in this way, take your gross rents and half it (50%) you can expect over the long term that you will average 50% of your rents in expenses not including your debt service.  

Both have been incredibly helpful (and inexpensive).

Some tax rules and requirements may apply differently.Your profit margin is still slim in flipping, unless you have a pipeline and know how to repair mobiles quickly and inexpensive, or know someone who does.

You would think that this inexpensive alternative would have gotten a lot of traction. 

Monthly dues are inexpensive.
