I was looking for an inexpensive way to collect rents online and wanted to test this service out with just a couple tenants at first. eRentPayment has a lot of nice features that I was looking for but from other posts I've read here on BP and from eRentPayment's website I was under the impression the only fees were $3 per transaction. https://www.erentpayment.com/questions.aspx#faq4even statingThere are no monthly, activation, or set-up fees so there is no cost to register with our service.

For me, anything more than 50% in expenses is too high; i.e., if one side of your duplex goes vacant you have to shovel money into the furnace to keep your property.

It wroks in this way, take your gross rents and half it (50%) you can expect over the long term that you will average 50% of your rents in expenses not including your debt service.

Some tax rules and requirements may apply differently.Your profit margin is still slim in flipping, unless you have a pipeline and know how to repair mobiles quickly and inexpensive, or know someone who does.
