@Jarrod Pettit remember that the people who lend to us also get a learning experience so it is motivating for them to lend to us.

I have shut down all operations mostly due to the lack of motivation on behalf of the contractors.

I'm trying to gauge interest in motivated seller data.   

It will basically give an alert to your PM a week ahead of time on who to expect not to pay rent.I am sure my perspective is quite skewed but i cant see 75.00 motivating anyone.  

They have the contacts in the area and it would motivate them to bring on a good team of paying stylists.I've also seen entrepreneurs take this on by leasing the space from you so you are guaranteed a monthly income and they take on the responsibility of the leasing for boosted profit.  

I am not at a stage where I have an interest to market to off market motivated sellers.

HUD suspended foreclosures and rent payments which seems to me like it will make finding motivated sellers even more difficult.

If you approached me with this idea I wouldn't need any profits from the flip to be happy, and I'd still work incredibly hard analyzing properties, running comps, negotiating offers, etc.

Thanks, @Barry Pekin Yeah I'm trying to figure out if the best way is to contact the lender of the motivated seller if they're interested in that type of deal structure and talk with them first to see if they're okay with that before getting it under contract or not.
