Personally, in Atlanta, I'm more comfortable with Class B properties while I'm starting out.As far as calculating a CAP rate, starting with the 1% rule seems to work for initial triage.

Even if they don’t do much work at first or ever, it would be far easier to write off mileage, home improvements “stuffs” and other business related expenses with them on the LLC.

So are you saying that its a good rule of thumb to compare the 50% rule cash-flow to the calculated cash-flow, and if the calculated cashflow is lower than the 50% rule cashflow then it's a good indicator of the property?
