Part of this problem is that I reside out of state in California and had to basically run this renovation and troubleshoot problems with little help on the ground in Scottsdale (yikes what a nightmare) to deal with.We were finally able to obtain the license to operate as a care home in February (got delayed by some water plumbing maintenance issues). 

lots of people and resources in this thread that are familiar with the area and can get you good ground teams.

Or, start from ground zero and sell the house and start from scratch with the monies made from the sale.

My advise will be to look for an area were its not expensive but not a rough neighborhood either. find the middle ground.

I tried asking him if the property burned down to the ground, would I get the full price I "set" or a depreciated value if I decided not to rebuild and he only told me I would then get ACV.

I'm not going to mess with notes, commercial/retail properties, ground up development, lease options, etc etc.

Boots on the ground, learn Property Management, build a database of contractors, learn neighborhoods inside and out, be an agent.
