Is the war zone creeping towards the property or are the good guys driving it back and the area is gradually getting safer?

I've seen term sheets from some other groups (to other operators that actually DID strike a deal) and they weren't too bad...so I guess it really depends on the fund.Are they discussing funding you, or just buying houses from you if you find a good deal or have a house to sell?

Are trailer park homes good investments?

I also have a few people who have good connections that keep me informed if they hear of any good deals.

However, if you lose a few days or a week or more, you can easily lose good applicants - so contacting people directly is definitely safest.

Roof and HVAC are in good condition.

Some do but the tax sale has to be done properly and title otherwise good.
