Should I flip it, rent it or wholesale it.

Buy a place for cash from a wholesaler/auction for a bargain price then get a mortgage to pull most of it out.

I think that approach will be more effective than trying to come up with one on your own.The scripts you can find from professionals online are scripts that have been tested and tweaked after hundreds & thousands of calls.Use search engines and reach out to active wholesalers to find the right one for you!

Any wholesalers, pocket listings, etc... in my market?

I am still buying but only deals, I do not flip or wholesale, although I might try my hand at wholesaling.

I see the potential for becoming a wholesaler, but I also know I need to build my buyer list to be successful as a wholesaler.Can I make money finding good investments for others, or does the business only pay when I have properties under contract?

And of course invest some of it back into your wholesale business that will allow deals to come to you quicker. 

Wholesale is where I am going to concentrate.
