Lead on storage unit in Kansas City

I have a lead on a value add 160 unit RV and storage unit property 20 minutes south of Kansas City. Owners willing to seller finance with a decent down payment. Four plexiglas on property. I'm new to REI and don't know how to assess the valuation of the property, and, if, I cant finance for me, I'd like to learn how to wholesale it. Any advice very much appreciated.
