Mollie,The other thing you can always do is ask the broker/lender/bank for a copy of their guide lines or their program matrix. 

As you have good tenants, just write up a document that you both sign with the terms and both get a copy. 

The sooner the better.Scan everything, save in Dropbox, Google Drive or OneDrive. tandardize your file naming conventions, so you can easily tel what it is.DATES - suggest you start every file name with a date and do so logically, using format yyyy-mm-ddHere's an example we use when we copy a rent check: yyyy-mm-dd Main_123 (Smith_L) Rent $900

Tenant will provide written notice to the landlord and a copy of your Permanent Change of Stations (PCS) / Deployment Orders.
