Is this a fair approximation?

I'm here too, but as a licensed agent we can't steer you to or from a particular neighborhood for fear of it being a fair housing violation. 

I have family in MKE and now a property so I'm back and forth fairly often, but probably not enough to hit one of their meetings.

And in order to make sure that my time is well spent on properties with a higher chance to provide cash flow or wholesale fairly easily the plan is to mail to 4 plexes in the areas that i personally would like to live so that i can buy the property that i can get under contract on an FHA loan with 3.5% down.

I did not get the feeling that many people knew a substantial amount about the process but the "guru" did give a fair amount of professional resources(bankers, lawyers, etc).I think if you really dive into it you would know much more than the average person who hears how cool it can be and goes to a few seminars.

I'm not familiar with the area, but from my own research I've discovered that the area is prone to flooding and is also fairly close to a housing projects.Looking for some guidance on whether I should be concerned with my own findings, or if the area is still a solid buy regardless of the location.Thanks for the help,Matt Smocovich

If you are using HML then that should be good to start with and put some skin in the game but you have to know how to negotiate your HML. 

This is a fun topic for me, since I'm an architect and this is a hot topic for discussions it gets brought up fairly often by clients.
