Aside from the ethical dilemma of not fixing a problem I know is there, I dont want to spend a bunch of money fixing up the house (and not the full issues behind the foundation), only to list it, get a buyer, and then have it fall through or reduce the sale price significantly when the buyer gets their inspection Would appreciate your thoughts.

So lots might come down to personal ethical issues (the biggest point of conversation around our office is we need to be getting our sellers of the listing the best price possible and exposing them on the MLS for a reasonable and fair amount of time is the best course of action for that -- and best for our housing market prices as a whole, like future comps and stuff like that.)As for wholesalers using agents, I'm on a few lists and get some local listings, one, for me personally from an investment standpoint, and two, for my buyers.
