The points you raise about salary and unemployment insurance I have not run into issues with a holding LLC treated as an S-Corp having to pay a salary to its member or manager also in my experience owner-employees are typically exempt from state worker's comp thus, I have never viewed it as an issue.

Funds show up in our business account 1 day later.We factor their fees into the rents when we market our vacant properties.They have a Web portal as well as smartphone apps for iPhone and Android devices.We also require tenants submit all repair requests via their app or website.While it may sound like it, I am not an employee of theirs, nor do I receive any compensation for making a referral.

I think West Allis is a better area for rentals and Greenfield is a better one for rehabs but that's just my opinion.....West Allis is good for rehabs too although the inspectors have a reputation for being tough.
