As you can imagine I am now on crossroads to decide whether to enrol on a RE course or better hold off should my objective for future would be more aligned with buy to hold, flip, options or BRRRR investing?

That would then be followed by a mailing campaign.I'll try to be objective here.

Looks like we'll be in the single digits again this weekend and negative wind chill.

The objective: Document everything you'll need to do to get the building up to code.

I'll take double digit appreciation and skyrocketing rent rates all day long. 

It depends on your objectives and what you want to do with your time.  

My objective to to develop a portfolio of multi-family units that will supplement me in retirement (within 3 - 5 years) so Cash over Cash return is key for me. 

Older structures built with lots of wood frame like the Museum in Rio that burned down with millions of unreplaceable fossils and art and historical objects are real catastrophy's.

I might contemplate a sale in the high 5 digits/low 6 digits but it’s good to get an anecdotal perspective.

Out of the hundreds of ways to build a transactional business, don't get shiny object syndrome and try to do them all.
