@Devin Cutler I've had lenders tell me the funds cannot be used for things like "business purposes", "educational uses", and "new property purchases".

It turned out that the tenants did not ventilate the apartment while they did their living/business.

If you buy a package of 6 lesser houses  that means I have 6 roofs, 6 hvac, less cashflow, and likely subpar appreciation(dollar for dollar) compared to better areas.The reduced maintenance costs, higher rents, better tenants, appreciation, and reduced hassle factor for new construction are real and attractive.  

I am curious about this nature of the business as I build my REI business.

As with everyone in my business, I don't prepay anyone.  

So I'm doing some comparables on what sold in the last 3 years in an area we're actually looking to do a new construction.

Hello fellow BP users,I am about to start construction of ADU in the backyard of my property in East Bay.

Aside from RE (but business goals related) I'd like to do financial advising on a consulting basis, am currently getting my CFP, and have been pursuing financial independence for six years and hope to be FI within the next 3-5 years.I'd love a mastermind group that can discuss real estate and business/investing goals and progress, be inspired by others successes, and learn from one another.

My husband and I are now looking at other places more  look at Columbus Ohio for new construction. don't buy existing 100 year old inventory that the 1 of 20 realtors here will try to sell you and don't for all the off market stuff either
