Had ALL State, but changed to Farmers and when I had a tenant caused fire, they were just ACES in expediting the claim.

You obviously don't care for the first floor tenant who lied when she moved in and is causing other problems.

She's just another poor sucker who he scammed and caused her to lose her property.  

Then come to find out the owner was responsible for substandard repairs, performed by unlicensed, unqualified people that caused or contributed to her injury.

Just be sure about your numbers cause they never lie! 

This rule caused us to do the renovation out of order and we moved in after the hud inspection, completed the kitchen renovation, and cooked on a camp stove for exactly 99 days. 

For myself it is the fact that only one trader was convicted and went to jail out of the thousands of Jr. and Senior executives at the banks and securities firms who caused this calamity.

It may be hard cause most loans don't go under 40k for us here in IN. 

I agree that there is cause for concern here and I would encourage all manner of due diligence mentioned so far.
