My friends were amused when I wondered how I would deal with the loss of my Internet connection (which could be serious when doing online investing).

Hello Bigger pocket community, I am currently searching for a investor friendly community lender in the Columbus OH area.

I just dig up all the threads about bookkeeping software.The issue was, the seller did not separate his income & expenses, profit & loss, etc. for this property from all his others--I don't know how many, lets say he has 100 doors.

@Mickey BradshawIn a typical JV arrangement, you may put in 100% of the funds, but you are BOTH responsible for and split any losses 50/50 as well. 

I think I have hit on a decent business that could employ 1 or two people and still generate a very reasonable return.My thoughts are the renter's would sign a loss and liability wavier and I would provide security cameras and lighting.

I'm a new member from the Rhode Island / Southeastern Mass area, though I've been following Bigger Pockets for a while now.I'm very eager to get started in real estate investing, and I have been on the lookout for deals for the last few months and getting an understanding of the local market. 

So that LLC will give you a K-1 that will have both income and losses.
