No education, no licensing, no ability to file ethics complaints, etc.

I think the cost for that is a reasonable element to consider in any changing of ownership of the home at this time.I'm not pursuing the idea of trying to become the owner of this property to pull off any lucrative accomplishment.  

@Steve S. as an investor we need to have the ability to perform a fairly complete, but not extensive property inspection.

I know the guys work ethic and history and not too concerned about his ability to pay.

Do you intend to put in offers with no ability to close?

I would also think a more 'blue collar' demographic with more 600- 650+ FICO score 'potential buyers' (used to renting, thinking they needed an 800 credit score and/ or 20% down, to 'buy') with only a few grand to put down and little or no prior knowledge of their ability to 'rent to own' would be optimal to 'pre- quality' through a mortgage lender, as well as (re)educate people that there are also good reasons to 'rent to own,' aside from getting into a house to 'build equity.'

It all comes down to your experience, and ability to schedule and organize the project, subs, materials, etc. 

Also, just so you know, a new investor with a low budget who hasn't provided any detail as to their ability to get financing is not the typical client of top investor agents.

It will limit their ability to purchase their own home, thus limiting them to being renters for a good long time.

I have great support with my SDIRA company as well as my 401(k) company and so enjoying the ability to consult and work with each team - can never get enough help!
