Maybe we can minimize the misinformation from some looking to participate in REI (who might be your partners in the future)that are getting tips and tricks from a wholesaler in Washington or a buy and hold investor from Wisconsin through Facebook. 

There is a monthly meeting set up in Henderson and I'm pretty sure it's run by Phillip Dwyer so try and make it out to that and meet up with people and listen to what they have to say and maybe get some tips and tricks as well as some well needed info about the market and what the plans are for Vegas/Henderson and you'll be way ahead of the game!

It also saves time for both my client and myself, since we're not dealing with the hassle of sending files back-and-forth.None of my clients are flippers or wholesalers, so I'm not as well-versed in the tips/tricks/recommendations specific to the needs of non-landlords.

I am very skeptical that these 10k "Enterprise" solutions will even do the trick. 

I hope there are some patient experienced “lions” out there within Hawaii or familiar with Hawaii’s market that could help this (semi) young-pup out, weather it be an awesome conversation, tips or tricks to help find the right path of direction or the dream/goal of a life long friend and mentorship.

We continue to influence state and local lawmakers to reject anti-landlord proposals and to pass new laws to protect us, like a rent escrow law to stop the “free rent trick.”

They might be interesting if you lived in the town and wanted to build a house, or it was the lot next door and you wanted to expand your own yard.The other trick I think you will see is that the values are tough to make much money. 

Make sure they know the tricks on closing whether it's wholesale deal?

The trick to remember here is, you MUST pay back that card before the 18 months expire or you'll get slammed w/ all the back interestThis method worked for me because I was BRRRing the properties and doing a lot of the labor w/ my father and myself.
