Rich - I would do one of two things - either invest heavily in equities with a significant international expsoure - that is where the growth will be (could be a domestic firm with heavy international expsoure if your not comfortable with buying international equities).

The tenant causes damage restricted to the interior of your unit - the HOA is not going to pay for those types of repairs.

I deal with mostly cash investors from out of state and internationally and these people are interested in buying and holding for long term cashflow.

Installation of one or two interior doors, one from the bedroom, one from the bath, to another (the same)room, water timer added to shower plumbing, as well maybe as heater for that bathroom, and possibly some outside outlets for use near a pool, building a soundproof box to house these darn noisy refrigerators and provide some pantry space in kitchen.

I am guessing that smaller lenders may manage their REO internally.

Or is it on the interior?
