What kind of ROI are landlords looking for?

Due to the overall real estate market, it seems that more and more people are taking a "buy and hold" approach instead of the "fix and flip" approach to investing. For those of you who are holding properties as long term rentals, what kind of return on investment are you getting or targeting for your investments?

Minimum 12% cash on cash returns is what I'm looking for for my long term holdings. I came up with that as I was looking for numbers that were higher than the S&P 500 and still compensated me for the effort I put into the building.
