Regardless of whether I keep or wholesale,  Do you just say, "oh that's not my problem" or is helping the people who aren't great planners apart of the wholesaling/flipping game when doing direct mailings?

I’m looking at becoming a part time realtor along with mainly property management.

The bad news is that they are looking to flip condos, townhomes, and apartments, which in my market other investors are buying to rent or lease.I have found a few listings that may work, but they generally are in competition with other buyers due to tight market conditions.

There is also a constant pool of young educated talent with UT, ACC, TSU, A&M, Houston and Dallas are 3 hours away.

You may also want to look into the solo 401k (if you are self-employed at least on a part-time basis) plan, or IRA LLC if you will be doing a high number of transactions as it will save you processing and custody fees.
