Banks are less willing to budge on pre payment penalties knowing rates will likely ease and don’t want to lose loans recently originated to better terms.

Now, I have this one new tenant who has been complaining about small issues here and there that have been resolved within a day of two.

When I talk to sellers, I simply asked them when do they want to close.

@Jesse Dominguez-Castelan you could get in touch with a local bank in that town and explain to them exactly what you just did here and ask them if they have a product that might help you accomplish both the buyout and the renovations.
