Investment Info:

Townhouse buy & hold investment.

Purchase price: $454,900
Cash invested: $150,000

3Br 2.5Ba single garage. With private patio and great Williamson County Schools

What made you interested in investing in this type of deal?

I needed a consistent cash flow while still holding onto my regular full time job.

How did you find this deal and how did you negotiate it?

Drove by and paid full asking price

How did you finance this deal?

Got a mortgage for 80% of purchase price

How did you add value to the deal?

Did few upgrades and kept it on top conditions

What was the outcome?

Found few short term tenants but still looking for a long term tenants.

Lessons learned? Challenges?

Lesson I learned was finding a good tenant and getting the prospective tenants fully vetted with their income and debt to make sure they can afford my rent.
