@Matthew Lee Without seeing a floorplan, I'd add a BEDroom and move the walls so that the bathroom is accessible by all bedrooms down a hall.

That actually happened to me the neighborhood was throwing broken furniture over a block wall into my yard I took a picture of the wicker furniture in her yard and it matched what was thrown it my yard.

We'll be gutting the thing and replacing most every surface; however the layout is ok so we wont be doing anything in the way of moving walls/etc.

If the kids get out of the tub with no towel, the water runs down from the joint of the wall and floor and destroys the ceiling below.
