Driving for dollars, website with SEO, networking at events, auctions, telling everyone you know or come into contact with what you are looking for, making relationships with agents, wholesalers, and other professionals, direct mailers to potential motivated home sellers, etc.

I am actually up on my payments.Of course I will call them and ask this coming work week but I would like a more "authentic" outside view point from anyone who's experienced this and why. 

Out of about 60 people, there was only 1 that even provided bids (no response to my counters) and only a couple that followed up from time to time.In my book, you have to put in the time to develop the relationship.

Find a good one you trust and leverage their relationships to build out the rest of the team.You could set up draws for yourself at certain milestones to get paid if the capital is open to it.
