Structuring Deal with angel investor?

Hello my fellow savvy investors, 

I am looking for some guidance on a potential deal. Let me paint this picture to give you some of the details.

Angel investor details: Owns large amount of land in a great location. Wants to start with approx 20 duplex and expand from there later on. Will be providing all capital. Wants me to bring plans and deal structure to table. 

Me: Owns less than 10 single family rentals. Very hands on and knowledgeable about pretty much all aspects of construction and tenant placement. Will be able to dedicate full time to completion of this project. 

Ok so that is the main points. I am wondering how you guys would structure this collaboration. Would you want a percentage of revenue over time? with or without pay during construction? im assuming i am going to need a engineer for this size project? where should i start? 

This property is outside of the city in a rural town. I could survive with no income until complete however income is obviously a better option. I definitely do not want to pass this opportunity up. I have been building rapport with this individual for years and have finally been given this bone, any tips are greatly appreciated. Thank you!
