There is a $5000 fine for attempting an eviction in MA (so you can not send a 14 day notice if the rent is late nor can you send a 30 day notice that you are going to terminate the tenancy)Is there any other reason you want to evict them?

In 20+ years I've only had 2 balance due departures, never even got to first base attempting to collect on either.

I attempted to go through the proper approval process but the painters showed up days early due to a cancellation in their schedule; they started painting while I was at work and without informing me.

They also have to be making every attempt to get assistance and they need to pay partial rent.
