You'll know this when getting that first call.Here in CA (Sacramento/ San Francisco counties) the PR provides not only they're complete mailing address but their e-mail address as well.

Assuming you don't have a system set up where your tenants could submit their maintenance requests online (I don't), then I guess you can communicate either via phone call or e-mail.

The higher the cap rate, the higher the risk (ie less desirable market fundamentals, less desirable property, harder to rent out and manage, etc).
