(and always in writing.)I disagree with @James Wise: You should never let issues between tenants take place in your units, especially if one of the tenants if violating the lease and the other is threatening to sue you.Have you read this?

First investor I've heard of that successfully used LOC to BRRRR was @terry adams way back when on the BP podcast so check out that episode. and PS if I did have a 500k unsecured LOC the last thing I would do is use it to buy rentals that are going to be maxed out leverage wise.. there are far more profitable things to do with the cash..

Since you're so close to completing it, I do believe getting your agent license is a wise next step for your situation.After that, I would encourage you to seek out an experienced broker who works with investors, and then learn everything you can!
