It is competitive and inventory is low but you only win when you play - and you lose when you don't or get caught up in bidding wars.Find the right market and opportunity  - and go. 

When winning bid fell through, we took backup position at breakeven pure cash flow, but below market rents.

My understanding is that the request is to offer a private stay at the condo as a raffle prize, not that any event would actually be held at the condo.

I have seen many times that one side should win but doesn't because the judge isn't grasping what has exactly transpired, so try and make it easy and clear to understand.
