Also, you will have to go over asking, waive inspection items unless they are big ticket things, and provide appraisal gap coverage if it doesn't appraise.  

Just make sure you have proper amount of liability coverage with your landlord policy.

@Andrew West my best advice is to shop multiple carriers and go for high deductible and lower total coverage value.

I would obviously get insurance coverage too.

They should provide you with a certificate of insurance (made out to you) showing that they have Liability, Workers Compensation, and Business Auto coverage. 

A hurricane tends to create more buying opportunities as damage is often not coverage as many do not have insurance to cover the damage 

I'll offer a counter opinion here but still acknowledge that Tracy's got some validity there ^^I find that pre-booking a Home Warranty and opting to extend the coverage to the seller is an effective tool during the negotiation process AND a decent safeguard for the seller. 

Not a lawyer, no legal advice, but common sense would say, like their paying to install a ramp for a wheelchair, that if they can provide proof of and agree to maintain liability coverage for the animal, including you as additional interest or additional insured, not sure which is best, then wouldn't that be you trying to provide a reasonable accommodation. 

Equity (May have to be forced equity based on rehab), cash flow, DCR (Debt Coverage Ratio).
