Sometimes parties will go for easy money and settle, other times they will attack insurance and personal assets and stop, sometimes they will go for everything possible.

I've heard stories from successful and unsuccessful flips where contractors get paid the full amount before the job is done and they just stop working, so obviously not doing that. 

I paid down or off most other debt I had and I have a great credit score but that student loan debt will be with me for a while so I'm not going to let that stop me from getting started.      

Additionally, I have a few active investors interested in partnering but I'm seeking passive so I can have one off joint ventures or put together a PPM to increase returns and have a promote. 

Some areas have stopped growing and some areas are growing well.  

Having that background will be a big advantage for you.Good luck in all your future REI ventures.

You might even consider lending money or joint venturing with others who do the marketing to find those deals.
