Been trying since October to find a fixer with enough spread between purchase price and ARV.

I came up working for a family rental property business and I am now looking to spread my wings and fly about on my own. 

How much the guy is making and his projected returns/rent spreads.

This can also be the spread you need for refinancing.3 - Subtract and accurate rehab...NOT AN ESTIMATE.  

I don't mind flipping here when the markets hot, the spreads are great and the homes are selling like hot cakes.But the markets flat right now- hence the hedge funds pulled out of our market , guardian, Blackhawk etc.I like multiple exit strategies that are all great outcomes unless I can make a huge profit.My last flip I sold a couple months ago was at 5540 Norway Dr in Orangevale CA 95660.Where was your recent flip at here?

Plenty of space to spread out all throughout the area.

The seller might not be fond of having it spread out like that.

That is a great idea, with my own clients I see that they see all of the potential in many different facets of real estate and because they are spread so thin among doing so many different things at once they don't allow themselves to truly get good and one niche and go from there.  

(we're aiming to win the bid for around 760k and the condo is only worth 900-1m, so after paying 6 months of arrears and closing costs we're only going to be about a little over 100k under market value, so it's not the most exciting spread - but the good news is it won't attract as much competition, and in this market it's getting harder and harder to find properties under market value especially in areas like Wailea) Like I said, I currently have a loan with ASB on a condo I bought at the court house, but my partner on this deal got her financing commitment from Elite Lending - so I don't know which bank she got a commitment from but that tells me there may be more than one willing to do it.. 

It will also enhance pest attack and spread of weeds.
