You may also be able to demand bill (can't remember the exact term) based on size of the units, i.e. one unit that has 60% of the SF pays 60% of the bill.

I think the biggest struggle for this deal would be the property value especially in the DSCR space as most lenders would like to see a minimum loan size of $100k.
