I recommend researching FHA and 203K loans where you can buy a property for 3.5% down when you live in one room/unit and rent out the rest.

I had them evicted finally and they took the rest of appliances and ruined the flooring as well.

Should I use some of the money I have as a down payment and take a mortgage out on the rest?
