I recommend researching FHA and 203K loans where you can buy a property for 3.5% down when you live in one room/unit and rent out the rest.

First off, it's only a problem for you if it generates a complaint to whatever board/committee/agency oversees these things, and that complaint usually rests with an interested party (either the actual property owner or a tenant of the property).

I have a settlement coming in January it’s for 30k but I can get the rest which is about 120k that’s spread out over time all at once and after lawyer cost and all that I’ll have around 100k my question is should I try to start with 30 or get 100 and maybe buy a couple homes flip them get my capital higher and then start buying rental property any help is greatly appreciated
