I have a STR property that is in a FL land trust and I set up an LLC to property manage this property (collect rents, etc).  

We bought a rental property 2 years ago and it took us a year to renovate so we are in our first year of renting. 

In that 800k-1M price range you may want to consider less cash flow for 1-3 years because in the right areas the rents and value appreciation is kicking in faster. 

Should I continue renting or sell and get a different property since I think the condo is a ticking time bomb for a big project in the future.  

My strategy involves repairing and renting all properties, anticipating a monthly rental income of $4,200 once all are tenanted.

So, I am not sure how I would pursue damages and unpaid (2 months rent) if I wanted to.In hind site I should have kicked them out, but I didn't - lesson learnt.  

Rents are too low.

I think I had tenant move out like 2-3 months too late. 1031 wise, do I have to rent it out for 2 years in order to avoid cap gains?
