We have an app that we now use to remotely monitor water usage for bill back purposes.

Bigger Pockets has some great state forums and usually there are good locals that monitor those.

I went the submeter route and am very happy with True Submeter, they send you the kit to have installed by plumber. https://truesubmeter.com/Then they monitor usage via the cell network and send you the bill (or your PM) to then bill the tenant.

In regular times you would be best serving 60 days notice, but it they don't leave, you still have to go through formal eviction proceedings.

See that's the key, young blood being trained correctly, mentored and monitored much like how appraisers do it, the model doesn't really exist in real estate, not on scale at least. 

I still go by regularly to check everything myself and restock consumables.

If you rent out more than one, regular laws apply.

Some people hate working from home on a regular basis and believe me the boredom, repetitiveness, etc is very annoying.

I realize that it's hard to get something under $100k that would be in an ideal short term rental location but I'm curious if anyone knows if a smaller house in a "regular" neighborhood of Pensacola would have any viability as a short term rental?
