I've read that hiring a private insurance adjuster can be a good idea, and that I should ask the insurance to provide for housing/hotel, as well as keep all receipts for eating out since we don't have a kitchen anymore.Any info & advice will be greatly appreciated!

If July is the best month and it will take two months to renovate, keep your current tenant until April 30th, spend May - June renovating and place a tenant in July.If the unit rents for $1,000 - $1,100 after renovation, then $850 isn't too far below market and it's worth keeping the current tenant through the winter.

I can see in places like CA where they might be more popular but on entry level to mid level houses many will not want to spend the money.My picture and video guy does mainly weddings now as his bread and butter and corporate company pics to use on marketing materials and websites.
