if you have a qualified app, but barely, require additional security deposit. set up your requirements and follow them. one thing I do is when advertising a property, I never pick up the phone, but I text or email the initial contact with a list of my requirements. that will weed out the tire kickers. if you talk on the phone, it is difficult to remember all your requirements.

My realtor told me that the appraiser would count it as one bedroom, so I had to run my numbers as a one bedroom each side for my loan, but I have been advertising it as two bedrooms, with a disclaimer about the walk thru, when ever I have posted it for rent.

Their argument is that they rented a 4/2 but the missing door makes it a 3/2 so you false advertised (or they say you said you put one on.).

What do you all think is a fair commission cut of a wholesale fee for an inside sales agent that: contacts the leads (i provide the lead), sets appointment, goes on appointment and communicates our offer to the seller, does everything he can to get them to a “yes” and then the back office sends out the contract and takes over the closing and marketing to find a buyer from thereI pay for the marketing and advertising to get the leads, i run all comps and numbers and provide the offer price to make, i write up the contract and send to seller, and handle all of the marketing and communications with BuyersAny advice is helpful!
