I Need Advice For A Potential Deal

So I was looking on Zillow for properties I could wholesale and I was just trying to teach my self to evaluate properties and determine if they're deals or not. I then found a small piece of land in Denver, Colorado for a cheap price. I have heard a few people mention that they invest in billboards and I just wanna know if I should buy It and build a big billboard and rent it out. Advice and critiques welcome !

@Cirilo Villar google "cost to build a billboard" first and see if that still makes it worth it. Then the land has to be right on a very high traffic road before anyone is going to pay to advertise on it. Finally, I would contact the local permit office to see if they will even allow you to construct one.

If all that works out and it won't cost too much to build, it could be a good play. I have no idea what the going rate of a billboard is so you would have to do some research.
