All similar to what each owner in our complex asks of their guests.We only charge a cleaning fee if the guests stay less than 7 days, which is the policy that most owners in our complex uses with their VRBO listing.

They try, and they will even offer to pay for Owners Title Insurance Policy if the buyer closes with the seller's attorney, but ultimately it's up to the buyer.Btw, while the seller can still close their end of the deal with their preferred attorney regardless of who the buyer chooses.For our REO purchases, I close with my closing attorney, the bank closes with theirs, and the two attorneys coordinate all the paperwork...I've done this on my last dozen or so REO closings...

I am considering Delaware or Nevada as the location for my LLC.Im not so concerned about the asset protection the LLC provides, as as far as I can see a good umbrella policy will be sufficient, but more so any potential tax implications that not using an LLC would expose me to.

By doing the immediate quit claim you become a seller of the property to him and he has no judgment search on you and no title policy to protect that transaction.

I have a written policy in my internal tenant guide that says, Blue-book value of tenant's car must be less than value of house they want to rent.I've since left the warzones, so that doesn't much apply now, but you'd be surprised how many people were immediately disqualified by that rule.
