Wanted to run my plan through here for any tips, suggestions or feedback.I'm a recent college grad and have been working as a Digital Marketer for roughly 2 years now.

One thing you seriously have to consider is whether the turnover/vacancy involved would have a big impact on your bottom line - for example does your property manager take 1/2 a month rent to find a new renter, how much would you spend in cleaning/paint/carpet/etc between tenants and if it is a cheaper property in the area, are your tenants going to maintain the property well? 

They often get tips from neighbors about some construction or from annoyed noise.

I would thoroughly wash all surfaces, then paint the walls/ceiling, preceding that with an odor-blocking primer. 

A couple expenses that are not on the sheet are a new roof last year for $11,500 in both buildings as well as $4,000 in paint and supplies.

Debated taking the risk of making some improvements while I'm in it....flooring, paint, etc. and trying to house hack it, but didn't think the margin was there.
