In FL the Most value a certificate gives you is the original face value….sometimes, depending on number of other outstanding certificates/property value….they are worth $0.

We do have some outstanding expenses that must be paid to the contractor as well.

Only hard D'class slumlords in my area, many with organized crime links, will rent to people without looking to see if they have an outstanding judgment on public record against them.

Hey @Mike Elaridi,I lived in Dallas TX about 9 years until June 2018, Currently me and my family live in Sayre PA (which is border town of 5000 people near New York State and Pennsylvania state borders), In my experience with Mark Kenney and Tamiel Kenney was outstanding for my Multifamily business growth.

Admittedly, this is a self-serving question, as my “9-5” is operating a nationwide architectural as-built company.

Also, my outstanding Realtor showed the house 17 times and held open houses.

So important to realize it's a much larger beast, that will reflect what the market is nationwide a lot more than other markets in NC.

We also have Chase, Nationwide, and plenty of other big companies here.

@Paul Dalton Think of the insurance agent market broken into 3 areas;1)  State Farm and Nationwide agents are referred to as "Direct Writers", meaning they only represent 1 company.2)  Independent agents - Reps for 10-50 companies.3)  Tweener - Erie is represented by independent agents, but Erie, the company, will only partner with small agencies as they want to be the main choice for that agent.  

In most cases it doesn't split total assets in to categories (sometimes in does), but it would say something likeTotal estate: $300,000 Total outstanding credit: $20,000These 300k can be cash, bonds, stocks, real property, cars, etc...Do you just assume if deceased has good number of paid out estate, that its reasonable that some of these are real property?
