The one fishy thing is the clauses they sent over had the address of a nearby property in the title so they obviously are contacting a high volume of properties. 

He doesn’t live nearby and had (long ago) a reputation of being difficult.

I'd strongly suggest finding a market and location with a viable economy nearby or at least some major employers.

I use the meetup app to find nearby networking groups with other real estate professionals and investors.

If the property is distressed or not on a main road, your advertising expense might be much higher than a nearby property that has NO advertising expense.

I would LOVE to leverage all the nearby hospitals for business.
