Unfortunately, you're probably reading that MFH are dried up right now and it's true- you'd have to dig dig dig to find a motivated seller and use some more creative techniques to find the right property.

Target something in the sort of median home value range for your area +/- 20%.  

Very encouraging posts on doing due diligence and also staying motivated and not allowing set-backs to knock you off your course.

I can't effectively support my family personally or financially and I need some sort of direction, which is why I bought into the pitch.

And I talked with an investor this week who told me that even if the seller is not motivated he will send multiple offers to them.

I'm just curious; what sort of problems might they have? 

Since a debtor usually is on an allowance of sorts, debts restructured with a wage earner, they won't have a down payment in most cases but they can seek assistance from family for example.

I do not know much but am highly motivated and willing to learn.
