Then when "Billy" suggests getting on the roof you can gently remind him that getting on the roof is prohibited by the lease and while he would probably do a wonderful job you have to enforce the lease uniformly or risk a fair housing claim from the government.

While I move in to the commercial arena for equity I will still pursue wholesale, flip, and new construction opportunities in the markets I am in (Nashville, Birmingham, Memphis) thru partnerships and direct mail.

The numbers work better with 3-4 tenants per roof than 1 tenant.I'm in the slow, painstaking process of gathering information on owners of duplexes, triplexes, and quadplexes in the area so I can start my direct mailing campaign to hopefully grab a few of those eventually.
