Hello,So pretty much I'm wondering about how to find properties to put under contract to wholesale.

I was wondering if anyone knows a talented, expierenced, honest contracting team in Philadelphia? 

All you should be calling your house is a rental, who you rent to is irrelevant to the policy, you could say it's for retirees, but legally it's just a rental and anyone can rent it.You also need to be careful in your tenant selection process trying to weed out the public to provide housing for only students.

I have a buyer for the properties already, I just want to get it under contract before sending them the information on the property.

Keith Bolden , I  have not yet done any wholesale deals in CT , there are a few properties that I am currently working on getting under contract and depending on how they play out in negotiations I may fix and flip or wholesale,  what areas of CT do you concentrate on? 

Read your contract and make sure you get paid any late fees collected.
