We are thinking of buying an investment property in Puerto Rico and I would like to try to get a pre-approval before my trip there in October.

If there is little profit, who would want to build/buy new units? 

Considering they are brand new, with a finish out well above and beyond the rest of the neighborhood I don't anticipate "nobody else wanting them" Thanks for your sarcasm, though That wasn't a personal accusation but I see people on here all the time that say "I found this piece of crap house in the hood for $10k, I can buy it and rent it to a Section 8 tenant and make a ton of money right?"

For whatever market you find yourself, just make sure you build a team out that you trust so you can make the most informed decision as possible.

We are looking to buy our next property in 1-2 years.

There's less people buying 2 flats, therefore there's not as much competition to buy.

That said if you're looking at buying or converting into a multiunit, you should be able to at least break even with 2+ units if you're looking at doing mid-term (saw your other post).
