Have them sign an actual lease and then send them a legal 30-Day Notice to Quit (eviction) on day 59 of their stay.Doing this, will allow you to quickly start eviction process if they overstay and don't pay.

I finally made the decision to invest in a lawn mowing robot and I was able to use my 3 extra weekend hours to actually focus on my businesses or do other things. 

When we do this we are "unrepresented" so you are actually passing on a savings to the seller by them only having to pay their listing agent's commission.
