Furnished finder is a tool for mid term rentals that can help with rental comps.

I imagine people working in the tech industry may be more likely to look for housing through Airbnb than Furnished Finder.

Furnished Finders stats is probably the closest thing to it and it's not very robust.

MTR or STR requires cost of furnishings and refurnishing after 4 or 5 years.  

Personally, I'm doing furnished rentals out of state in Missouri (well, trying to anyway — my first offer didn't get accepted).

Also, a lot of the properties I'm looking at are under 80k and need about 40-50k of rehab and furnishing. 

They will be your boots on the ground and it’s extremely important that you can trust them, their process and their advice.I’ve worked with plenty of out of state investors, run numbers for them and with them, educate them on the best performing locations, furnish properties (if MTR or STR), manage rehabs, etc.Find someone that will do the same in your ideal market and if they can’t run numbers or don’t sound confident, move on.  

A good starting point would be to use platforms like Furnished Finder to check who the traveling professionals in these cities are and what their price ranges might be.

These properties are usually rented out to companies in a condition that best suits their needs, which includes all the furnishings and amenities they desire.I currently have two rented to the same company until September 2023.
