The door knocking for us is used on the realtor side and is more to get the know the neighborhoods but others I know that have used it for getting flips or wholesale deals say it works great.As for which one is best I'd jump back to needing to know your financials/time restraints.

Home Depot's offerings seem tempting since I can view the price online, which has been an issue with hot tub specific stores in the Smokies.Context:  I'm looking to add a 4-5 person hot tub to my STR near Pigeon Forge.

@Brett Dudley the inspector for any buyer should catch the roof needs replacing and any other major issues, which should lead to the buyer renegotiating/lowering their offer price to cover these.

I am open to BRRRR, flips, STR, and small/large multifamily.

Also, the disturbance is an issue, but should have been addressed very early on.

One guy I did this with I ended up meeting at a project of his, gave him some ideas on things to do for his flip and I also researched how to properly do an ADU unit in our area he didnt have time to make calls and learn about.
